Plans for eight ‘boxy’ homes are rejected

Planning chiefs have refused to give the green light to proposals for eight new homes after developers refused to make amendments to its application.

Dacorum Borough Council’s development control committee has locked horns with house builders WE Black over the Tring site.

When the initial planning application for eight new four bedroom homes in Brookfield Close was submitted to the committee at the start of February it was sent back to the developers with a request that the plans be looked at again.

Concerns mooted by the committee related to the cramped nature of the development, spacing between the properties, car parking provision and the usability of garage spaces.

But the house builder disagreed and was not prepared to make changes.

The full planning application – which involves the demolition of a substantial detached home – was put before the committee and refused on Thursday night.

Councillors went against the council’s planning officers – whose recommendation sided with the developer – to delegate the decision with a view to approval subject to completion of a planning obligation under Section 106. This involves agreeing cash contributions towards transport services, education, sport pitches and green spaces.

The committee ruled that the layout of the scheme is unacceptable due to the dominance of parking, access arrangements and the ‘termination of the view from the main access point by a garage’, and said that the ‘boxy’ appearance and geometry of the design is considered unacceptable as it is at odds with the character of the surrounding area.
